The settlement agreement in the high-profile case of actress Larisa Dolina and the buyer of her apartment, Polina Lurie, will become a private illustration of the general principle: the seller, misled by fraudsters, transfers his demands to the organizers of the scheme, and not to a bona fide buyer. This was announced on December 10 by Sergey Gavrilov, Chairman of the State Duma Committee on Property, Land and Property Relations.

"For the secondary housing market, it is critical what guidelines will be formulated in the official judicial position...> If the highest authority confirms that, if the transaction is invalid, the buyer retains the right either to the object itself or to an equivalent value, the risk for citizens and banks remains manageable," the deputy wrote in his Telegram channel.

Gavrilov noted that this principle should be consolidated by the highest court. This will show citizens that the law applies equally to famous artists and ordinary buyers, and investing in apartments remains a meaningful way to save money. Otherwise, according to the deputy, citizens will begin to perceive every major transaction as a potential source of a long-term dispute, where the outcome depends on whether the court considers the influence of third parties strong enough, and the buyer becomes responsible for someone else's deception.

On December 16, the Supreme Court of the Russian Federation recognized ownership of the disputed apartment as Dolina za Lurie. In addition, the court also decided to cancel all decisions of the lower courts in the case of the sale of the apartment of the actress.

In March 2025, the Khamovnichesky District Court of the capital considered the counterclaims of the singer and Lurie and ruled in favor of Dolina. More than 69 million rubles were recovered in favor of the actress.

Lurie's appeal was dismissed on September 8. The Moscow City Court recognized the decision on ownership of the disputed apartment for Dolina, her daughter and granddaughter as legitimate. On November 27, the Second Court of Cassation rejected Lurie's complaint and again retained ownership of the property for the artist.

Lurie filed a complaint against the decisions of the lower courts to the Supreme Court. In her lawsuit against the buyer of the apartment, the singer stated that she had not shown reasonable care when concluding the transaction. At the same time, Lurie had no doubts about the singer's sanity. The girl's lawyer said that she rejected Dolina's offer of a settlement agreement as unacceptable.

Lawyer Timur Matveev told Izvestia on December 16 that the decision of the Supreme Court of the Russian Federation in the case of singer Larisa Dolina's apartment should fundamentally affect judicial practice in relation to similar claims throughout the country.
