In the secondary market of high-budget real estate, there are 696 lots for sale for a total of 121.3 thousand square meters. m. The weighted average offer price is about 1.5 million rubles per square meter with an average lot price of 257 million rubles, Kalinka Ecosystem reported to Izvestia on December 12.

"In the segment of ultra—expensive real estate, there are quite rare lots, which are often called trophy lots, and they are designed for a certain audience of buyers who appreciate the history and uniqueness of the object. Currently, the share of such projects does not exceed 5% of the total supply in the elite Moscow market," the analysts said.

According to their estimates, in the elite secondary housing market, the cost of the most expensive lot is 3.7 billion rubles. The facility is located in the Presnensky district of the capital, and its area is 620 sq. m. In second place in terms of price is a lot for 3.4 billion rubles with an area of 1721 sq. m. m in the Yakimanka area. Completing the top three is a lot with an area of 950 square meters. m for 2.9 billion rubles in Presnensky district.

The factors that add value to these lots are both location and, often, panoramic views on four sides, access to a private terrace and fireplaces. Finishing is usually not provided, which allows the buyer to make repairs on his own request.

Earlier, on December 10, GMK founder, REPA co-founder Sergey Razuvaev said that developers will start building smaller apartments in 2026. He explained that this situation is developing due to the rising cost of housing and falling demand. According to him, this forces developers to reduce the comfort of housing.
