Developers will start building smaller apartments in 2026. This was stated on December 10 by the founder of GMK, co-founder of REPA Sergey Razuvaev at the summing up of the year of the Association of real estate market professionals.
"I believe that next year we will see a reduction in the average area, because the cost of housing is rising, demand is falling, and preferential programs are not suitable for all apartments. This forces developers to reduce the comfort of housing. Unfortunately, preferential mortgages encourage such a decrease," said Sergey Razuvaev.
He also reported a reduction in the income of developers. According to him, the cost of construction today is much higher than the average cost of an apartment.
"This means that developers are paying for it with the value of their margin, which has not been very large lately," the expert said.
The analyst also gave a forecast for the growth of the mortgage market.
"Today, about 82% of all mortgages are preferential mortgages. In fact, she holds the entire market. But look at how it will change next year: it will decrease by half. This means that if the key rate decreases dynamically, then it will be replaced by a market mortgage," Razuvaev said.
Earlier, on December 9, Svetlana Razvorotneva, deputy chairman of the State Duma Committee on Construction and Housing and Communal Services, said that in Russia it was necessary to reorient budget money either to create rented housing or to pay compensation for hiring. She stressed that the current tax deduction does not significantly compensate for the costs that citizens incur for the purchase of housing, and is not able to have a decisive impact on the availability of real estate.
