Expensive market mortgages continue to widen the gap between the average price of 1 sq.m. m in ready-made and under construction housing in Russia. On December 8, Izvestia was informed about this by the federal company Floors.

"The higher cost of 1 sq. m. in new buildings than in the secondary market complicates the improvement of housing conditions for most Russians, and with a decrease in market mortgage rates, it can lead to a sharp cooling in demand for apartments under construction," said Alexander Ivanov, a leading analyst at the federal company Floors.

According to him, the problem is that before the advent of preferential mortgage programs, the average price of 1 sq.m. The price of apartments in the secondary market was higher than in housing under construction, as a result, after selling their renovated apartment, Russians could purchase an apartment in a building under construction with minimal borrowing.

The current situation is that in most of the largest cities of the Russian Federation, prices for housing under construction have overtaken the cost of renovated apartments. Analysts of the federal company "Floors" calculated how many square meters. m in housing under construction, can be purchased by selling an apartment on the secondary market.

The calculation was made based on the average cost per square meter for primary and ready-made housing in the largest cities of Russia. Only in Moscow and St. Petersburg the average price of 1 sq. m of ready-made housing is higher than in new buildings. As a result, instead of the sold 1 sq. m. apartments on the secondary market in St. Petersburg can be bought 1.05 sq. m. m in housing under construction, and in the capital — 1.1 sq. m.

The situation is more complicated in other cities with millions in Russia. So in Rostov-on-Don, instead of the sold 1 sq. m. only 0.97 sq. m can be purchased on the secondary market. in a new building, in Samara — 0.96 sq. m., in Krasnoyarsk — 0.93 sq. m., in Volgograd — 0.92 sq. m., in Yekaterinburg — 0.88 sq. m., in Kazan — 0.87 sq. m., in Novosibirsk — 0.82 sq. m., in Krasnodar, Nizhny Novgorod and Voronezh - 0.78 sq. m each, in Ufa - 0.76 sq. m, in Chelyabinsk and Perm 0.75 sq. m each. m and the smallest in Omsk — 0.72 sq . m .

"The higher the difference between the price of 1 sq. m. for secondary and primary housing, the more difficult the situation with demand for housing under construction will be when the difference in rates between market and preferential mortgages begins to shrink. Now it is offset by cheaper family mortgages and various kinds of subsidies that cover this difference," Ivanov summed up.

Analysts of Grad Development said on November 14 that the average cost of 1 sq.m. The cost of housing in Moscow in October ranged from 400,000 to 1.9 million rubles. The highest average cost per square meter has traditionally been noted in the Central Administrative District of the capital (1.93 million rubles). The second place is occupied by the Western District (700 thousand rubles). Over the past year, new buildings in CJSC have risen in price by 23%, which puts it on a par with the leaders in terms of price growth.
