Russians are showing interest in investing in commercial real estate

Almost a third of Russians consider investments in commercial real estate to be more profitable than in residential real estate. Such data follows from a survey conducted by the Level Group, the results of which were reviewed by Izvestia on September 5.

According to the study, 27% would prefer to buy an apartment for investment, and about a quarter of the respondents do not see much difference — both options seem attractive to them. The others couldn't decide which was more suitable for them.

If the terms of purchase, including mortgages, for offices and apartments were the same, more than half of the respondents would prefer commercial real estate. Also, 27% of respondents are confident in this, and for 28%, the choice depends on the location and condition of the object. 36% would choose the housing option under any conditions.

40% of the survey participants named the main advantage of commercial real estate as having a reliable tenant with a stable income. In addition, an analytically sound forecast of the asset's value is a significant factor (for 28%). For 16%, an important criterion is a good location, for example, in a developed business district near a metro station.

"The interest of Russians in commercial real estate is growing, and this segment continues to develop. This is evidenced by the increase in the number of requests from investors. It is likely that there will be even more of them if we talk more actively about the specifics of the market. For example, among the respondents, only 39% know that offices can be bought into ownership at all, another 18% have heard something about it, but only in general terms," said Alexandra Zakharova, director of commercial real estate at Level Group.

Empty waiting: price growth in the primary housing market exceeded 10%

With a further reduction in the key rate, there is a risk of a jump in the cost of apartments in new buildings, experts say.

Andrey Serdyuk, a real estate market expert and author of the Telegram channel Realtor Academy, named the main payback factors for real estate in Moscow in an interview with Izvestia on March 29. According to him, the top 3 properties with the highest profitability and quick payback include studios and one-bedroom apartments in new buildings (up to 35 square meters), apartments in hotel complexes and apartments for daily rent (near the metro, near the TTK).
