The secondary real estate market is coming to life — more and more offers are appearing on it every day. To sell an apartment quickly and at a bargain price, you need to take care of its appearance. Natalia Vedenova, art director of the Dyatkovo Design furniture brand, told Izvestia on July 16 about how to properly prepare housing for the deal.
First of all, the expert recommends taking care of the photogenicity of the object. It is the photos on the aggregator sites that become the first point of contact with the buyer. The right light can change the perception of a space, making it visually more spacious.
"Add more warm overhead lights and local illumination in areas where appropriate. This way you will make the space visually more voluminous. At the same time, put things in order before shooting and remove details that may distract from the perception of the housing itself," advises Vedenova.
She considers light cosmetic repairs to be an equally important step. It is enough to update the walls in light universal shades — white, beige or warm gray — and replace the fittings. It does not require significant investments, but it creates the impression of cleanliness and well-groomed. It is also necessary to get rid of excess. Personal items in plain sight make it difficult for a potential buyer to imagine themselves in this space. At the same time, the expert emphasizes, it is not necessary to completely "depersonalize" the interior — it is important to maintain a sense of comfort.
"The more neutral the interior, the easier it is for a potential buyer to imagine their life here. At the same time, you should not completely empty the rooms — they should be cozy," the expert noted.
Furniture is another tool with which you can profitably present an apartment. The correct arrangement of objects helps to reveal the functionality of the premises: the emphasis on the recreation area, workplace or zoning of the living room and kitchen allows the buyer to see how everyday life can be organized. If the apartment already has high—quality furniture or appliances, it is better to leave it. Especially if it is modern and fits well into the interior. This not only reduces the cost of furnishing for the buyer, but also creates the impression of a ready-made solution.
"The main guideline is to create the feeling that you can visit the apartment even tomorrow. No repairs, dirt, disassembly of boxes. Only order, light, functionality and a hint of comfort," Vedenova emphasized.
