Experts spoke about the difficulties of buyers when choosing finishes

Almost 50% of Russians cannot explain exactly how pre-finishing differs from finishing. The concept of "finishing from a developer" is perceived more as an optional offer rather than an established industry standard. This follows from the data of the development company Unikey, which was reviewed by Izvestia on July 15.

According to the data, 48% of the respondents are lost in terminology and do not understand the differences between the main finishing formats. One in three respondents believes that the white box includes not only basic wall and floor preparation, but also the installation of plumbing. Another 22% are sure that this concept includes the entire engineering complex — from electrical wiring to ceiling coverings. Only 18% are confident in the differences between rough, pre-finishing and full finishing.

"At the same time, interest in apartments that can be visited immediately after purchase is consistently high. 61% of potential buyers would prefer an option that minimizes the amount of renovation work — from a fully equipped bathroom to the final decoration of all rooms. The main arguments are saving time (38%) and the convenience of settling in (35%)," the study says.

The lack of industry standards makes the situation worse: most buyers are guided not by real characteristics, but by personal expectations. More than 50% admitted to uncertainty when choosing an apartment, and 67% advocate the introduction of a unified finishing classification system, similar to other consumer segments.

"For the buyer, finishing is not about walls and materials, but about a life scenario: is it possible to stop by immediately, do you need to wait for where the developer's area of responsibility ends and repairs begin," explained Aigul Yusupova, CEO of Unikey.

Thus, according to experts, the main market trend is shifting from the simple availability of finishes to its structured and understandable presentation. Standardized offers, accessible showrooms, visual materials and a focus on everyday scenarios make choosing a home easier and closer to the real needs of buyers.

Andrey Serdyuk, a real estate market expert and author of the Telegram channel Realtor Academy, named the main payback factors for real estate in Moscow in an interview with Izvestia on March 29. According to him, the top 3 properties with the highest profitability and quick payback include studios and one-bedroom apartments in new buildings (up to 35 square meters), apartments in hotel complexes and apartments for daily rent (near the metro, near the TTK).
