In order to increase the market value of the apartment and make the room itself more comfortable, it is important to work with the layout — to maintain a balance of space between common and private areas, as well as to abandon the modification of the shape of the walls themselves. This was told by architect Pavel Matveev.
The expert noted that when designing a space, it is necessary to look for a "golden ratio" between common areas and personal spaces, based on the real needs of future residents.
He stressed that it is not so much the number of rooms that matters to buyers as their ratio to each other and to the total area of the purchased housing. According to him, in an apartment with an area of about 60 square meters, three small bedrooms may be less comfortable than two more spacious ones. Matveev said that an imbalance in the layout can also manifest itself in cases where one of the zones is excessively enlarged at the expense of others: for example, a living room that is too large with a fairly cramped kitchen or an extensive hall that eats up the useful area of living spaces.
The specialist also pointed out the importance of creating logical and "clean" routes of movement inside the apartment.
"Imagine your daily movements around the apartment: from the bedroom to the bathroom, from there to the kitchen, from the hallway to the living room. Ideally, these routes are simple and short vectors, without unnecessary turns, narrow corridors and the need to bypass furniture," he said in an interview withГазетой.ги ".
According to Matveev, sloping walls and sharp corners should be abandoned if they do not have a clear functional load. Such design solutions, as the architect explained, create more difficulties that overlap the advantages: they make it difficult to arrange standard furniture and significantly increase the cost of finishing work. Therefore, he recommended sellers to give preference to rectangular rooms.
"Such apartments are much easier and more profitable to sell. A potential buyer subconsciously reads the logic and convenience of the space, even if the decoration is already outdated. Most often, he understands that he will not have to invest in expensive redevelopment with the demolition of walls and the transfer of communications," he concluded.
