Experts talked about popular types of housing redevelopment

The most popular type of work in housing redevelopment among apartment owners is to change existing partitions, while most often it is associated with the transfer of doorways. This was told by experts of Sberbank's Domclick service based on the results of a study of interior space reconstructions in apartments on the secondary market.

According to the results of the study, the dismantling of partitions occurs in 34.4% of cases of redevelopment, and the construction of new ones — in 20.7%. Often, changes are associated with doorways inside the apartment — a transfer or change occurs in 25.2% of alterations, while 6.3% is accounted for by the complete installation of apartment doors in the case of access to the kitchen or room from two rooms at once. In this case, the insulation on one side helps to increase the usable area of the apartment.

The list of the most common redevelopment solutions also includes dismantling the built-in closet or pantry (12.3% of cases), moving the kitchen (14.4%), combining the bathroom (4.7%), combining the corridor with the bathroom (4.6%). The dismantling of the window sill (1.9%) and the dismantling of the window and door block (2%) complete the rating of the most popular types of alterations.

At the same time, the absolute majority (93.7%) of the alterations identified over the past year comply with the current rules. However, 6.3% of redevelopments cannot be legalized because they violate current legislation. The most common illegal redevelopment is the transfer of gas equipment or radiators to a balcony or loggia (48.6% of cases). This is followed by the transfer of the kitchen to a room above the living rooms (26.8%), a change in the apartment plan due to load-bearing structures (12.3%), a change in the entrance doorway (3.5%), an increase in the apartment area due to common areas (3%) and the dismantling of the ventilation duct (0.8%).
