Experts have studied the market of storerooms in Russia

Since mid-January 2025, prices for pantries in Russia have increased by an average of 5%. Experts from Sberbank's Domclick service came to this conclusion after conducting market research.

According to their estimates, in real terms, adjusted for inflation, the cost of such premises remained unchanged.

Experts cite a reduction in demand with an increase in supply as the main reason for this dynamic. Thus, in 2025, the number of mortgage transactions for the purchase of small-sized warehouses decreased by 28.3% compared to the previous year. At the same time, the volume of supply by mid-January 2026 increased by 40.5% compared to January last year. Among other factors, experts cite the preservation of a high key interest rate, as well as the active use of preferential programs when buying housing, which do not apply to storerooms.

The leaders in the average cost of storerooms were Moscow (1.5 million rubles), the Moscow region (890 thousand) and St. Petersburg (749 thousand). The median areas in these regions are not the largest. So, in Moscow, this figure is 4.6 square meters, in the Moscow region — 4.7 square meters, and in St. Petersburg - 5 square meters.

The cheapest storage room can be bought in residential complexes of Volgograd (290 thousand rubles) and Kaliningrad (290 thousand) regions, as well as in the Republic of Bashkortostan (310 thousand).

The largest storerooms are in Primorsky Krai and Tatarstan (6.2 square meters each), as well as in Nizhny Novgorod (5.4 square meters each), Samara and Kaliningrad regions (5.1 square meters each).

According to Domclick analysts, storerooms, especially in new residential complexes, do not lose their relevance. The demand for them is facilitated by the small size of apartments, due to which the possibilities for allocating storage space are limited, as well as the low proportion of new facilities with balconies and loggias, which Russians traditionally use for storing seasonal items.

At the same time, for developers, storerooms are "a way to realize illiquid premises, initially suitable only for communications and other technical needs, where square meters are cheaper," experts say.
