It is profitable to invest in real estate only if you correctly assess the factors that shape the price of an apartment. Dominanta specialists told Izvestia on November 14 about hidden discounts, layout features and parameters that can significantly affect the final cost of the facility.

Experts note that one of the main price factors is the number of floors. The cost of an apartment inside the same building can vary significantly depending on the level at which it is located. In business and premium class projects, the upper floors cost buyers more than the lower ones by almost a third on average, and the highest price is usually formed at the level of the upper third of the building, if exclusive penthouses and view lots are not taken into account. In mass projects, the difference is smoothed out, but it remains.

"Customers' preferences regarding the view from the window are determined to a greater extent by personal taste and have almost no effect on the cost. Apartments with a courtyard orientation are more convenient for families, and lots with a street view are suitable for those who are close to urban landscapes. This is a subjective factor that rarely plays a role in pricing," the experts noted.

They point out that there are a number of hidden factors influencing the price. For example, apartments located near elevator shafts or technical rooms are often sold at small discounts. Lots with windows facing only one side are also rated lower, as this layout is considered less convenient.

Attention is also paid to the issue of finishing. A ready-made renovation can be convenient for those who want to move in immediately, and its cost can be included in the mortgage. But such apartments are transferred later, since the developer completes all the work after commissioning the house. In the secondary market, especially in business class and above, buyers are more likely to choose options without finishing, seeking to implement their own design project and become the first home owners.

Experts emphasize that the official websites of new buildings do not always reflect all discounts and bonuses. Additional offers can be obtained by contacting the sales department, where managers often coordinate personal terms. Some companies offer numerological discounts, for example, for apartments with the number 13 or located on the 13th floor.

Developers also promote loyalty programs: they provide certificates and discount agreements for repairs, furniture and appliances from partners, which significantly reduces the cost of furnishing a new apartment.

Experts emphasize that a careful study of all these parameters helps investors find truly profitable offers in the primary real estate market.

Evgeny Belokurov, Commercial Director of Yandex Real Estate, told Izvestia on September 12 that in 2025 the surge in interest in real estate is due not only to the traditional seasonal factor, but also to a number of important changes in the economic situation, which is gradually stabilizing.
