The Moscow market of new buildings is showing steady price growth, with the most rapid rise in prices recorded in the mass segment. By the end of October 2025, the cost of 1 sq. m. The cost of comfort-class projects reached 387.4 thousand rubles, an increase of 4.2% per month and 17.5% in annual terms. This indicator has become the highest among all segments of the primary market of the capital. This was reported to Izvestia on November 13 by the Metrium company.

"The average price of apartments and apartments in old Moscow in October was 772.2 thousand rubles per square meter, showing an increase of 4% compared to September and 26.7% year-on-year. The significant increase in the average price is due to both structural changes in the market and systemic factors," explained Ruslan Syrtsov, Managing Director of Metrium.

The share of premium and elite premises in the total supply increased from 15.7% to 19.3%, which naturally influenced the average market indicators.

Experts note that the current price dynamics is directly related to the record decrease in the volume of new projects while maintaining stable demand. Yaroslav Gutnov, the founder of SIS Development, confirms that there is a pronounced shortage of supply in the mass segment, which naturally stimulates accelerated price growth. At the same time, developers have become more active in offering comfort+ level projects that approach business class in quality, while remaining in the mass segment due to their location.

Positive dynamics was also recorded in other price categories: in the business class, the square meter rose to 521 thousand rubles, in the premium segment - to 840.3 thousand rubles, and in the elite segment, the average cost reached 2.4 million rubles per square meter. According to forecasts of market participants, a reduction in the key rate in the near future may create additional prerequisites for a further rise in the cost of primary housing in the capital.
