The dollar unexpectedly fell to 82 rubles, prompting discussions among experts about the impact of macroeconomic factors. The key rate of the Bank of Russia is the main factor determining the dynamics of the ruble. Alexey Lossan, an analyst at the financial marketplace "Compare", told about this on September 29.

"The key rate of the Bank of Russia remains the main factor that determines the dynamics of the ruble today. It directly affects the attractiveness of ruble-denominated assets and partially smooths out the pressure of the external environment. The recent rate cut to 17% showed that the regulator continues to act cautiously. This means that monetary policy will remain tight in the coming months, which means that the ruble will receive support," the expert said.

In addition, moderate volatility is expected in October, but without sharp spikes. According to Lossan, if monetary policy remains at the current level, a sharp fall in the ruble should not be expected. Even with fluctuations in oil prices or a temporary increase in imports, the situation can be controlled by maintaining the attractiveness of ruble instruments.

Alexander Schneiderman, Head of Alfa-Forex's Customer Support and Sales department, noted that the ruble is less influenced by internal economic factors. The main impact is the weakening of the dollar due to a possible shutdown in the United States (this is a situation in which the government may suspend operations if Congress does not approve a funding bill for the next fiscal year), as well as market concerns about possible inflationary risks.

"Nervousness in the United States is supported by gloomy forecasts for the labor market, which will be published this week. Or it will not be published — in the event of a government shutdown. The situation is aggravated by market expectations for further easing of the monetary policy The Federal Reserve, which at the same time creates high inflationary risks," concluded Schneiderman.

Igor Kovalchuk, Commercial Director of the NC Logistic logistics operator, told Izvestia on September 12 that Russians have become more active in investing in commercial real estate due to their high profitability. According to him, warehouse facilities are the most popular among private investors, the demand for which has increased in recent years. Kovalchuk stressed that private investors' investments are becoming an increasingly important source of financing for new commercial projects, so developers simplify investment tools and advise those who want to invest in this asset.
