The commercial real estate market is undergoing a transformation in 2025, and it is important for investors to adapt to new conditions in a timely manner. As Fyodor Stepanov, an expert in the field of commercial real estate investments and founder of Svoboda Square, told Izvestia on July 21, today, in fact, those who buy a feature in the traffic stream do not benefit from those who are looking for "cheap" real estate.

According to him, flow-oriented facilities are becoming the most liquid: delivery points, micrologistics, service retailers and pharmacies in locations with high population density.

"According to the NF Group, the share of requests from networks in the PVZ and micrologistics segment has increased by 48% in two years," Stepanov noted.

The expert clarified that special attention should be paid to redevelopment facilities - commercial premises that can be adapted to meet new needs. At the same time, it is not so much the current tenant who is playing an increasingly important role, but rather his exchangeability: how quickly you can find a new tenant and how easy it is to redevelop the space.

"It should definitely be said that an investor in the current reality should not rely on intuition — profitability always needs to be calculated, including taking into account risks, taxes and maintenance costs. For example, according to my calculations, for commercial real estate in stable locations, the entry rate should be at least 9% yield. At the same time, the target payback period is from 7-9 years. With other indicators, it is necessary to form clear strategies for rent growth or capitalization," Stepanov emphasized.

He also advises investors to understand in advance who will be the next tenant. In addition, the investor always has such an option as redevelopment. For example, if income is not growing, you can invest 300-500 thousand rubles in the facade, zoning, entrance and thus increase the bid. You should also initially monitor the model and calculate the risks in case the tenant leaves.

When choosing an object, according to the expert, it is important to evaluate not the square footage, but the function: the room should be a point of contact with the tenant's money, and not just a "box".

"The facility should work for the investor, not the other way around. At the same time, the investor himself must look for scalable models. A smart investor does not look at the discount, but at the scenario.: who will pay, for how long, and how the rate will change in three years. If you want an asset to become your ally and not a burden, build a system instead of a purchase," Stepanov concluded.
