In November, the demand for secondary housing in the capital increased, buyers are most interested in ready objects of premium and elite segments. On the secondary market of old Moscow owners sell about 44 thousand apartments and apartments, follows from the data of company "Metrium", which were familiarized by "Izvestia" on December, 7th. Also this district takes the first place in the volume of supply in the secondary market of the capital - here are presented 7711 apartments and apartments, which is 17.5% of all secondary housing in Moscow on sale. In its turn, on the primary market the Central Administrative District, on the contrary, is on the last place by the volume of exposure. The most expensive housing is a penthouse with finishing with an area of 530 square meters on Ostozhenka in an elite complex built in 2004 for 4.32 billion rubles.

"The share of mortgage issuance for ready housing is now 7 p.p. higher than for housing under construction. This indicates the popularity of options with "keys". In the case of investment for the purpose of resale, obviously, there will be more demand for objects under construction. If the client wants to start receiving passive income from renting out "here and now", ready-made projects will be the preferred option", - noted Igor Sibrenkov, Commercial Director of GC "Osnova".

According to experts, the Western District ranks second in Moscow by the average price of 1 sq. m. in the secondary market - 443 thousand rubles. By the volume of supply on the secondary market the Western District takes the second place - there are 7109 lots (16.2% of all objects on the secondary housing market). The most expensive secondary apartment is a penthouse without finishing with an area of 1640 square meters. m in a premium residential complex of 2019 year of construction in Ramenki for 3.78 billion rubles.

The third place is occupied by the North-West district with the result of 374.6 thousand rubles per 1 square meter. m. By the volume of supply in the secondary housing market, the North-West District takes the last - ninth - place in the old Moscow. There are 3719 lots (8.5% of all objects on the secondary housing market) sold in NWAD. The maximum cost of secondary housing in the North-West of the capital is fixed in Pokrovskoye-Streshnevo - a three-storey house with repair of 2014 year of construction with the area of 706,2 sq. m. is sold for 1,14 billion rubles. According to analysts, the fourth position is occupied by the Northern District, where a "square meter" will cost an average of 357.1 thousand rubles. By the volume of supply on the secondary housing market the Northern District is in the third place in old Moscow - there are 4867 lots (11.1% of all objects on the secondary housing market). The most expensive secondary apartment is located in a residential skyscraper built in 2006 in Khoroshevsky district. A six-room lot with an area of 233 square meters with designer repair costs 468 million rubles.

"Northern district, especially Khoroshevsky district, in recent years has been actively built up by large-scale premium projects. SAO stands out for its favorable environmental situation, developed infrastructure and extensive green areas, and some of them are created by developers with the participation of leading domestic and world landscape designers. At the same time, this direction in the capital is still not as expensive as the traditionally prestigious center and west. That is why a lot of investment deals are made here", - added Dmitry Golev, Commercial Director of Optima Development.

The top 5 districts with the most expensive secondary housing is South-West. The average price of 1 sq. m. in the secondary market is Br332.5 thousand. This figure is 8.5% lower than in the primary housing market of the South-West district. By the volume of supply on the secondary market South-West District is in the sixth place in the old Moscow - there are 3999 lots (9.1% of all objects on the secondary housing market). The most expensive apartment in the south-west of the capital is a penthouse without finishing with an area of 457,1 sq. m. in a premium residential complex built in 2012. This lot will cost 703 million rubles.

"The absolute majority of elite and premium real estate on the secondary market is concentrated in Central Administrative District and partly in ZAO. This is due to the fact that until recently, almost all high-budget housing was built in the historical center and along Kutuzovsky Avenue. However, not so long ago the South-West Administrative District also claimed to be an elite district, and for several years it successfully competed with ZAO in terms of demand. But still, in the end, the South-West lost its promising status. First of all, it happened because, unlike the western direction, South-West Administrative District does not have convenient transportation links with prestigious suburban locations", - explained Anna Radjabova, the director of the elite real estate department of the company "Metrium Premium".

According to her, currently the geography of the premium market is shifting, more than 50% of premium-class projects developers realize outside the Central Administrative District and ZAO.

Earlier, on November 2, it became known that every third Russian respondent considers the most comfortable "young" secondary housing - real estate, which is 3-10 years old. Another 30% of respondents called comfortable country house, according to the results of the survey VTB.
